advice on where to get advice

Do any of you have connections in real estate? I'm trying to decide between selling my house as-is or fixing it first. I've contacted the man who did my original inspection and he thinks I should talk to a realtor first. I'm concerned that a realtor won't be unbiased, that they will come in wanting to advice me to fix first because that gets them a big commission. Basically I need advice on whom to get advice from.

royalties, not much but still

Here's a copy of my first royalty check! It's made out to Clint because he organized the anthology. It came out to a little over $2 each. We decided to use it towards our annual pizza party.
